An Oasis of Open Space and Greenery

The private, multi-acre park behind 165, 185 and 205 West End Avenue is an oasis of open space and greenery in Lincoln Towers’ backyard. It is a place enjoyed by young and old alike, where children first learn to ride their bike or have their first catch or batting lesson with mom or dad, and where it is just as easy to curl up under a tree or sit on a bench to read a good book. For residents and their guests only, the fully enclosed and gated park contains basketball and pickleball courts, benches and picnic tables, wide expanses of grass for ball playing, picnicking or sunbathing, and a wonderful playground that is a magnet for children and their families. It is not unusual that friendships formed in the Lincoln Towers Park take kids from play dates to schoolmates, and continue through adolescence, those challenging teen years, and even as adults. Though Riverside and Central Parks are very close by, the Lincoln Towers Park is central to the feeling and atmosphere that makes Lincoln Towers a little less anonymous, and more of a community and home, than much of the rest of Manhattan.

There are several other smaller park settings on the east side of the complex, and another well regarded and popular playground behind 180 West End Avenue. Benches are plentiful throughout the landscaped grounds, and many are shaded by the abundant, mature trees that abound. The central courtyard is particularly beautiful in the Spring, when the dogwoods, magnolias and flowering fruit trees are in bloom.

Indoor Garages and Outdoor Spaces

Lincoln Towers has a tremendous amount of off-street parking available. Four of the buildings (150, 165, 185 and 205 West End Avenue) have indoor garages, which are available for monthly rental to any resident of any Lincoln Towers building. Each is accessible from its respective building's basement, as well as from either a West End Avenue or Freedom Place entrance. Each garage also accommodates transient parking by the hour or day, which is convenient for visiting guests who either can't, or don't want to try to find an on-the-street parking space.

Convenient outdoor parking spaces are also available at each building, but only for purchase, and only by apartment owners. Like apartments, each outdoor parking space has a specified number of shares allocated to it, and carries a monthly maintenance charge (tax deductible to the same extent as the maintenance on the apartment), which varies slightly from building to building, and is currently about $210.00. Also like apartments, prices for outdoor spaces are determined by market forces, primarily involving location (in front or behind the building; proximity to the doorman) and availability. Parking spaces can be purchased at the same time an apartment is purchased, or at any subsequent time, though shareholders in a particular building can only own a parking space located at that building. It is common for the cost of a parking space to be included in the mortgage obtained to purchase an apartment. Parking spaces must be sold if the accompanying apartment is sold; the parking space may not be owned by itself.

So far, three of the buildings (150, 160 and 170 West End Avenue) have added electric charging stations for each outdoor space.

After-Hours Service

One of the distinct advantages of being a group of eight buildings with more than 3,500 apartment units is the ability to deliver services to its residents through economies of resources that are impossible for smaller housing options to realize. Each building has its own live-in superintendent and a staff of employees, but, as in smaller buildings, those people go home at night, are off on the weekends and are away during vacations. Despite that, Lincoln Towers can ensure that professional, competent coverage is available for emergencies 24 hours a day, 365 days a year. A night handyman is employed to provide coverage for problems that must be dealt with after the regular staff has left for the day, and the eight superintendents are on duty one weekend every two months to cover emergencies that might arise in any of the buildings. Whenever they might occur, problems ranging from stopped-up toilets to broken pipes are attended to with dispatch.
